5 Simple Funding Steps

Step 1

Submit your request to Real Good Deals for review.

Step 2

We will review the details submitted. If accepted, we will proceed to full underwriting. If you are approved or delcine, you will receive clear communication as to why. Curious of why you may be denied funding? Check out the FAQs below.

Step 3

In underwriting we will take a deeper look into the property history, competitive market analysis, borrower background, exit stategy, and more.

Step 4

For private money deals, we require specific contracts and securities. Please read the FAQs for the specific contracts and securities that we require.

Step 5

If everything is accepted and agreed to, we will submit funds to the title company. We will never, under any cicrumstance send funds to a person or other entity.

Will my deal be approved?

It depends on the deal details. To keep it simple, if your deal's loan to value (LTV) percentage is 70% or less in first position, it has a higher chance of being approved. If your LTV is higher than 70% in first position it has a much higher likelihood of being declined. If your deal is a 2nd position (gap funding) and the LTV is grater than 60%, receiving a declined notification is likely. Either way, submitting your funding request will be the best way to know for sure.

How much notice do you need?

We will not lend if the fudning is needed within 48 hours. In order to allow time for due diligence we require at least one week (calendar days) to vet the deal.

What do you charge?

It depends on the state but typically we charge a minimum of 15% on the principal amount loaned. We prefer interest only payments monthly, but have also foregone that and do balloon payments at the end of the deal. In order to receive the balloon option, you will need to be a preferred partner.

What contracts and securities do you require?

For private money deals, we require the following contracts and securities:

1. JV agreement between parties

2. Purchase and sale agreement

3. Deed of trust

4. Promissory note

5. Personal Guarantee

6. Title policy for lender

7. Home owner's insurance policy as loss payee

How long will you lend on a deal for?

Our target term is 6 months or less. However, depending on the deal, we may fund longer or become a private money partner vs lender.
